How do you interpret the 12' quote?
The exact quote:

"I have not said that a searcher was closer than 12’ from the treasure. It is not likely that anyone would get that close and not find it."

This would suggest that the chest is located in a conspicuous location (at least to a searcher)... i.e. under a rock or log or in an otherwise obvious spot to search.

Any other thoughts on this quote?

it is very possible that this comment is exactly what it appears to be

meaning that if you figure out the location to within 12 feet and go there, you will probably find it

it could also just mean that it isnt likely anyone would get that close

and the words tacked on at the end ("and not find it") were added to give an appearance of meaning

I once met him at Colleced Works in SF and he told me the same thing. Just figured he could have easily said 12' or 10' or perhaps 15'? .....that he probably just picked the number off the top of his head. But, .....but, who knows? It could possibly have something to do with distance and sight(not only distance, but also being close enough in an environment with low visibility) or maybe even .....height?

432 = 12 FEET

432 = 12 x (6,5,5,20)

The numbers are significant as a countdown, and else.

Plus, when you arrive at the area, and are within 12 feet, you should see what you are looking for.
